Floor Joist & Structural Repair in Corbin, KY
Soft spots, sagging floors, and rotted framing rarely happen on their own. Long-term moisture is usually behind them. HydroCore repairs and replaces damaged joists, beams, subfloor, and framing, and we correct the moisture problem that caused the damage so you're not paying for the same repair again.
New wood in a wet crawl space won't stay new for long.
If moisture caused the wood to deteriorate, the moisture problem has to be corrected too. Otherwise the new framing is sitting in the same conditions that ruined the old framing.
A carpenter may replace a rotted joist. A mold company may clean the framing. A waterproofing company may fix the drainage. HydroCore does all three, so the repair, the cleanup, and the moisture correction are planned together and nothing falls through the gaps.

Signs of moisture-damaged framing
Structural damage from moisture usually develops slowly. You may notice it upstairs long before anyone looks underneath.
Sagging or uneven floors
Dips, slopes, or a floor that's no longer level.
Bouncy or spongy floors
Floors that flex, bounce, or feel soft underfoot.
Soft spots
Areas near tubs, toilets, sinks, or exterior doors that give when you step on them.
Cracked tile or grout
Flooring that cracks or separates as the floor below it moves.
Sticking doors
Interior doors that start to stick or swing on their own can point to floor movement.
Dark or crumbling wood
Joists, beams, or sill plates that are dark, cracked, or break apart when probed.
Mold or fungal growth
Growth on framing, often alongside a musty smell in the home.
Sagging insulation
Wet, fallen insulation is often a sign the framing above it has been damp too.
Structural repair services
We focus on the wood framing that holds up your floors: the joists, beams, subfloor, and supports that take the brunt of crawl space and basement moisture.
Floor joist repair & replacement
Reinforcing or replacing joists that have softened, cracked, or rotted from long-term moisture.
Beam repair & replacement
Repairing or replacing main support beams that carry the weight of the floor system.
Subfloor repairs
Replacing soft, delaminated, or rotted subfloor, common around bathrooms, kitchens, and exterior doors.
Damaged framing replacement
Replacing sill plates, rim joists, and other framing members damaged by water and decay.
Structural wood repair
Targeted repairs to salvageable wood after it's been dried, cleaned, and evaluated.
Floor system reinforcement
Adding support to damaged or weakened floor systems to restore strength and stiffness.
Repair or replace? It depends on the damage.
We don't replace more than necessary. After the area is dried and evaluated, we recommend the approach that restores strength with the least disruption.
| Approach | What it is | When it's typically used |
|---|---|---|
| Sistering | Fastening new lumber alongside an existing joist to restore strength | When the original joist is weakened or cracked but still largely intact |
| Joist replacement | Removing and replacing damaged joists with new lumber | When rot is extensive and the joist can't be reliably reinforced |
| Beam repair or replacement | Reinforcing or replacing a main support beam | When a beam is rotted, cracked, or sagging under load |
| Added support | Installing additional supports to shorten spans and stiffen the floor | When floors are bouncy or sagging and the framing needs more support |
| Subfloor replacement | Cutting out damaged subfloor and installing new sheathing | When subfloor is soft, delaminated, or rotted, often from leaks |
| Clean & keep | HEPA vacuuming, cleaning, and treating framing that's still sound | When wood has surface mold or staining but hasn't lost strength |

How much does floor joist repair cost?
It depends on how many joists or beams are affected, how accessible they are, whether they can be sistered or need full replacement, and what needs to be done to correct the moisture problem. We'll give you a clear recommendation after a free inspection.
What causes floor joists to rot?
Long-term moisture. Common causes include damp crawl spaces, high humidity, standing water, poor drainage around the home, plumbing leaks, and condensation. Wood that stays wet long enough can develop decay and lose strength.
Can rotted joists be repaired, or do they need to be replaced?
Both are possible. If a joist is weakened but still largely intact, it can often be sistered with new lumber. If the rot is extensive, replacement is usually the better option. We'll explain which approach makes sense for each area.
Why do you fix the moisture problem first?
Because new wood in the same wet conditions will eventually suffer the same damage. Correcting the moisture source protects your investment in the repair and helps keep the problem from coming back.
Is a bouncy or sagging floor dangerous?
Not always, but it's worth having checked. Bouncy or sagging floors can be caused by moisture-damaged framing, long spans, or missing supports. An inspection will tell you how serious it is and whether anything needs immediate attention.
Do you repair foundations?
Our structural work focuses on the wood floor system: joists, beams, subfloor, and framing damaged by moisture. If we find a foundation issue that needs a specialist, we'll tell you plainly and explain what we found.
